But the fishing lakes are the jewels in this crown. Four of them, dotted across the estate, perfectly still on the right morning.  You could fish. Or you could just sit there and let the world get on with itself for a few hours. Both work.

The coast is minutes away - Padstow, Port Isaac, those places that feel like Cornwall before the posters and the postcards figured it out.  You're close enough to explore, far enough back to breathe.

Families love it here. Kids running around the adventure playground. The indoor pool when the weather turns.  The clubhouse with its restaurant and bar where evenings feel slower than they do back home. But what stays with people is the quiet. Not silent - birdsong, wind through the trees, the occasional ripple across a lake - but properly quiet.
